- 29 Active Listings (6 waterfront and 23 non-waterfront)
- 9 AWC (under contract with a contingency - usually a short sale)
- 14 Pending (under contract and in escrow)
- 14 Sold in 2011

Inventory has been declining, sales have been increasing, and pending listings are on the rise. Price is the last thing to turn around. But if things continue as they have been, then we could see some price increases in Val Vista Lakes this year.
